The approval granted for the development of Langa Junction at the Langa train station in Cape Town aligns with plans by the City of Cape Town to invest in pedestrianising the area by paving and landscaping the station forecourt and access roads. 

Shopping centre architect Boets Smuts of Smuts & de Kock Architects said that the development of the centre and the gentrification plans by the city went hand in hand. Smuts said it would be the first convenience shopping centre in Langa.

“There is a need for centres like this so people don’t need to take a train to town to do their shopping. It’s also very central and will be within walking distance for many residents in the suburbs while the Epping industrial area is situated just across the railway line,” he said.

Krisp Properties executive director Jordan Mann said the plan was for the centre to be a hub for public transport commuters following the upgrading of the station.

“People will be able to pop into the centre after work before taking the train home. The beauty of Langa Junction is its location right next to the station, making it easier for commuting residents. We are addressing a major need for retail in the area. Retailers have been clamouring for us to get this centre up and running,” Mann added.

Dirk Larsen of NuPlan Africa town planners said the proximity of the proposed shopping centre to the Langa station had resulted in the centre being designed around the pedestrian with easy, safe and well-balanced pedestrian links, walkways and landscaping.

Larsen said: “The centre will form an integral part of the Langa station precinct. It will be an easily accessible centre… allowing for fewer long-distance trips, reducing travelling expenses in general.”

The centre is expected to be completed by the second half of next year.

The Vosloorus Plaza, on the corner of Brickfield and Biermann avenues in Germiston about 4km from the N3, is being developed by iKwezi Development Trust.

A total of about R100 million is being invested in its development.

Romy Altmann, a retail broker for JHI Properties, said 80 percent of the available lettable space in the centre had already been let through JHI Properties.

A 2 875m2 SuperSpar will be the anchor tenant of the centre, which has been designed and tenanted as a convenience shopping centre catering for the highly populated townships and surrounding areas, including Katlehong to the east.

Altmann said the centre was designed for quick access to both the supermarket and line shops.

Other tenants secured so far include Build Rite building supplies, Fair Price, PEP Stores, Cash Crusaders, several fast-food outlets and fashion and furniture outlets.© Independent On-line 2013. All rights reserved.
